A channel manager for a UK holiday let: one calendar for Airbnb, Booking.com and Vrbo
A channel manager keeps one calendar for Airbnb, Booking.com, Vrbo and your own page, and pushes a new booking out to the others in seconds rather than on the next iCal refresh. That is what stops two guests paying for the same Saturday. It does not, by itself, make the prices, the house rules or the cancellation terms match. Those are still your settings on each site.
The double booking does not feel likely until it happens on a changeover Saturday, with one guest in the lane and the other sending a screenshot. It happens because each site will sell a date until something tells it not to, and a calendar link does that late. A channel manager is the piece that tells them now.
What you are actually buying
| iCal link | Channel manager | |
|---|---|---|
| Speed | Whenever the other site next fetches the file | When the booking is confirmed |
| Rates and minimum stay | Not included — you edit each extranet | Edited once, pushed out |
| A booking by phone | Only if you remember to block every site | Entered once, every site closes |
| Several rooms in a B&B | A link per room, and no help when a group wants three | Each room is a unit, and a group can take the ones that are free |
| Failure | Silent. The file just was not fetched | A failed sync is a thing you can see and retry |
You still write the listing, take the photos and choose the cancellation terms on each site. The manager does not make a bad price good. It stops a good week being sold twice, and it stops a seasonal price existing only on the site you remembered to update.
Connecting without creating the problem you are trying to solve
- Import what is already booked before the connection is allowed to sell. The dangerous hour is an empty calendar that does not yet know about the August week.
- Map rooms honestly. A holiday cottage is one unit. A B&B with six rooms is six. A dorm is one unit if you sell the room, or one unit per bed if you sell beds — pick the way you actually charge, and do not sell both.
- Remove the old iCal links once the live connection is up. Two pipes invent conflicts.
- Search for your property on each site and try to book a date you just closed. If it is still on sale, you are not done.
London, levies, and the direct page
A manager pays for itself the day it prevents one overbooking. It pays for itself more quietly in London, where nights on every site add up to a planning limit, and in Edinburgh or Cardiff, where nights add up to a levy return. A direct booking has to be on that same calendar or it is invisible to both sums. The direct booking guide is why that page should take a card; the calendar is why it has to talk to the other sites.
When a sync fails, the guest who already paid is the person you protect first. Have a number that reaches you, and a note of a nearby property you could move someone to. The scam guide matters here too: a message that looks like a channel-manager alert, asking you to “confirm the booking” on a link, is a common fake. Open the app. Do not open the link.

Frequently asked questions
Is iCal enough for one cottage?
It is how many hosts start, and it is how they double-book. iCal is a file the other site fetches on its own schedule, often many minutes apart and sometimes longer. Two guests can both pay in that gap. A channel manager sends the block when the booking is made. For a single property with rare overlaps the risk is smaller. It is never zero on a Saturday in July.
Will it count my London nights?
It will if every channel, including your own page, is on it. The 90-night rule counts nights occupied, not nights blocked. A calendar that contains all of the stays is the list you add up. Airbnb’s own cap will not see a Booking.com night. The rule is explained in the London guide.
Does it change what Airbnb charges me?
No. Connecting channel software is also the condition on which Airbnb moved many hosts to the 15.5% single fee on 13 October 2026. Read a payout after you connect. The percentages are in the fee guide.
What does not sync?
House rules, photos, the cancellation policy, and the words in the listing. A channel manager that promises “everything” and then leaves a strict cancellation policy on one site and a flexible one on another will take a booking you did not mean to take. Check those by hand after go-live.
Two guests have the same date. What now?
Stop selling that date everywhere, the same hour. Decide which booking you can move or cancel with the least harm — usually the one whose terms allow it, or the one you can rehouse. Tell that guest by phone, not only by the platform inbox, and offer a real alternative or a full refund. A message the next morning is how a mistake becomes a one-star review and a penalty.
