Gold Coast holiday rentals: planning, school holidays and the schoolies fortnight

The Gold Coast has no state register. Short-term accommodation must be a lawful use under the City Plan. Demand follows Queensland school holidays, which do not match NSW or Victoria, plus summer and schoolies. A body corporate can still control noise, pools and parking.
The Gold Coast is a holiday machine that runs on school holidays, a long summer, and a fortnight in November that the rest of the country calls schoolies and locals plan around all year. It is also a planning scheme. The guests do not care which of those you forgot. The body corporate and the council do.
Lawful use, before the photos
Queensland did not introduce a state register. On the Gold Coast the question is whether this premises may be used for short-term accommodation. The council’s compliance page uses the Planning Regulation definition — less than three consecutive months, for tourists or travellers — and points to a fact sheet for dwellings. A home-based bed and breakfast is a different use. A party house is a different problem entirely. If you also manage a place in Noosa, that shire has its own local-law approval, a 24/7 contact and an annual renewal. Do not let a Broadbeach unit’s paperwork stand in for Hastings Street. High-rise holiday letting lives with a body corporate. The BCCM Act is not the NSW investment-unit ban. It is also not a free-for-all in the pool. Strata by-laws sets out the difference. Pool certificates are state law on top: fire safety, pools and insurance.
The calendar is Queensland’s, plus everyone else’s
Theme parks, the beach and visiting family pull NSW and Victorian guests in their holidays, and Queensland guests in theirs. Those weeks do not coincide. The education departments publish the dates; the 2027 Queensland calendar is on the department’s future-dates page, and the comparison worth doing every spring is in school holidays. Summer on the Coast runs hard from mid-December through the Australia Day weekend. Minimum nights go up. Linen goes through the roof. The operational side of that peak is in the Christmas peak and changeovers.
Schoolies is a policy, not a surprise
If you let a unit that sleeps eight within a walk of Surfers, you will be asked. Take it with a bond, a written occupancy, an adult who is the lead guest, and rules a guest has to accept before the code works — or do not take it. Splitting the difference, “we’ll see how they seem”, is how a lift lobby ends up in a committee email. Bonds and cancellations are in the bond guide. The same fortnight shows up in event planning generally: long weekends, events and schoolies.
Parks, motels and towers are different businesses
A licensed holiday park at Biggera Waters, a motel on the highway and a three-bedroom in a tower do not share a cleaning roster or a planning file. Parks and motels often sit outside the short-stay schemes aimed at dwellings, and inside their own licensing and GST treatment. If that is your property, motels, B&Bs and caravan parks is the closer fit, and GST is the tax question. Frequently asked questions
Do I need council approval for a Gold Coast Airbnb?
You need the use to be lawful under the City Plan. The council defines short-term accommodation, in line with the Planning Regulation, as accommodation for less than three consecutive months for tourists or travellers, and it distinguishes that from a home-based bed and breakfast and from a party house. A tower approved for tourism is not the same as a house approved as a dwelling. Read the council’s fact sheet for the lot. There is no statewide Queensland register to hide behind.
Why do Gold Coast school holidays matter more than NSW dates?
A large share of leisure demand is Queensland families, and Queensland state schools do not share NSW or Victoria’s calendar. On the 2027 Queensland calendar the autumn break starts in late March and the summer holidays start on 11 December 2027. NSW’s eastern-division summer break starts on 18 December 2026 and, the following year, on 21 December 2027. Pricing only off the NSW calendar leaves you empty in a Queensland week and full on a week you thought was ordinary. Recheck both departments each year.
Should I take schoolies bookings?
Schoolies is the fortnight after Queensland senior exams, centred on Surfers Paradise and spreading along the coast. It is not a secret season. Operators either price it with strict occupancy, a bond and a no-party rule, or they block it. Decide before the requests arrive. A group that booked a “family apartment” and turns up as a schoolies week is a review and a body-corporate complaint.
Can the body corporate stop holiday letting?
Under the BCCM Act, a by-law generally cannot prohibit residential use, and short-term letting has been held to be residential use. Behavioural by-laws are very much alive: the pool, the car park, noise, lifts. Older Acts are different. Read the strata guide, and put the building’s actual rules in the listing.
