Direct bookings for vacation rentals: a site guests can actually book, without breaking channel rules
A direct booking is a guest who picks dates on your site and pays by card, onto a calendar that immediately closes Airbnb and Vrbo. On a $1,000 stay that is about $120–$155 you no longer pay a platform — and about $30 you do pay a card processor. An inquiry form that emails you is not a direct booking. Most guests will not wait for a reply at 11pm.
Direct bookings are the only line in a vacation rental P&L that went the right way while OTA fees went up. They are also the line hosts fantasize about and then implement as a Wix page with a contact form. Guests who are ready to pay do not fill out contact forms. They go back to the app.
What “bookable” means
- Dates you can trust. If the weekend is free on the site and taken on Airbnb, you do not have a direct channel. You have a complaint. The calendar has to be the same one — how a channel manager does that.
- A total, first. Nightly rate, cleaning, and every other mandatory fee in the first price, then tax. That is both what converts and what the FTC junk-fee rule requires on your own offers.
- A card, not a conversation. Stripe in the US is 2.9% + 30¢ on a typical card. On $1,000 that is about $29. The same stay on Airbnb is about $155 and on Vrbo, from October 29, 2026, about $120. The comparison is in host fees in 2026.
- Confirmation in the moment. A pending request you answer in the morning loses the guest who booked the OTA at midnight.
Where the guests come from
The first direct bookings are almost never from ads. They are from people who already stayed, paid an OTA fee they resented, and will come back if you make it easy. Capture an email at check-in with a plain reason — “so we can send the arrival details and, if you want, a link for next time.” Do not buy a list. Do not scrape the OTA.
- Google Business Profile for the property or the brand, with photos and a book link. This is how a guest who remembers your name finds you instead of the OTA.
- Google Vacation Rentals. Your direct price can sit next to Airbnb and Vrbo on a hotel-style search. Eligibility and the free booking link run through Google’s hotel-price tools; a connectivity partner is the usual path for a single home.
- The listing itself, within the rules: a guide that mentions your name, a checkout message, a card in the house. Not a pre-stay pitch to cancel the OTA booking.
Parity, without giving the savings back
Vrbo’s 2026 host terms include rate parity: the price and fees on Vrbo have to be at least as good as other channels, your site included. Match the rate. Put the savings into something an OTA booking does not get — a later checkout you can actually honor, a more flexible cancel window, a stocked breakfast. Guests understand “book direct and we’ll hold checkout until 1” better than a $12 rate cut that puts you in breach.
The work that shows up the morning after
On a direct booking you are the merchant, the tax collector and the front desk. Charge lodging tax in the total and keep the record — platforms will not file it for you (occupancy tax guide). Send the same check-in link you send OTA guests, because a direct guest who has paid still needs a code and a parking spot (self check-in). And write the cancellation in the same words on the site and in the confirmation, so a Friday-night change of plans is a policy, not an argument.
Frequently asked questions
Can I advertise a lower price on my website than on Airbnb?
Airbnb has eased strict rate parity for many individual hosts, but Vrbo’s host terms from October 29, 2026 require rates and fees on Vrbo to be at least as favorable as on other channels, including your own site. Read the current terms on your account. Where parity applies, compete with a late checkout, a flexible cancellation or a welcome extra — not a quieter nightly rate.
Does Google Vacation Rentals send free bookings?
Google can show your rental, with a price and a link, next to OTAs when someone searches the destination. Free booking links are available to hosts who meet Google’s listing and price requirements, often through a connectivity partner. It is distribution, not a substitute for a page that can take payment.
Who collects lodging tax on a direct booking?
You do. Platforms never remit tax on a stay they did not sell. Register, charge the tax in the total, and file. The layers are in the occupancy tax guide.
What conversion rate is realistic?
Past guests convert. Strangers who found you on Google convert when the page looks as finished as an OTA: real photos, a total price, instant confirmation. A “request to book” form converts like a contact page, which is to say poorly after 8pm.
Will Airbnb punish me for asking guests to rebook direct?
Asking a guest, in the Airbnb thread before the stay, to cancel and book on your site violates Airbnb’s off-platform policy. After the stay, a guest who already has your details can be invited back. Keep the ask out of the pre-stay thread.
